Landlord certificates checklist for London rentals (2026)

The safety certificates and checks a London landlord needs, how often each is due and where to confirm the current rules.

Row of London rental townhouses

Most London landlords need three core certificates: an EPC every 10 years, a gas safety record every 12 months where there is gas, and an EICR at least every 5 years. Alongside these sit alarms, deposit protection and, for some properties, a council licence. Rules change, so always confirm the current position on GOV.UK.

The three core certificates

  • EPC (Energy Performance Certificate): valid for 10 years; give a copy to tenants; the property must generally be rated E or above unless an exemption is registered. Read our EPC cost guide.
  • Gas safety record (CP12): every 12 months for each gas appliance and flue you provide; copy to tenants within 28 days. Read our gas safety cost guide.
  • EICR (electrical report): at least every 5 years; copy to tenants within 28 days; remedial work within 28 days. Read our EICR cost guide.

Alarms

Under the Smoke and Carbon Monoxide Alarm (England) Regulations, landlords must fit at least one smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance (excluding gas cookers). Alarms must be working at the start of each tenancy and repaired or replaced once you are told they are faulty.

Other landlord duties to check

  • Deposit protection: protect the deposit in a government-approved scheme and give the prescribed information. See tenancy deposit protection.
  • Right to Rent checks for adult occupiers. See Right to Rent checks.
  • Licensing: many London councils run HMO, additional or selective licensing schemes. Check your council's website before letting.
  • Legionella: assess and control the risk of legionella in the water system, following the Health and Safety Executive's guidance for landlords.
  • Tenancy law is changing under the Renters' Rights Act 2025. Check the latest GOV.UK guidance for landlords for what applies and when.

Keeping track of renewal dates

The easiest way to fall behind is a missed renewal. Keep every certificate, its issue date and its expiry date in one place, with reminders well before each deadline. LPC customers can keep their certificates in the customer portal, and landlords with several properties can track every date in our portfolio tool.
