How much does an EPC cost in London? 2026 price guide

What a domestic EPC costs in London, what changes the price, how long it lasts and when landlords and sellers need one.

Energy Performance Certificate assessment in a London home

A domestic Energy Performance Certificate (EPC) in London usually costs between about £35 and £100, depending on the size of the home and who you book. At London Property Compliance, a domestic EPC is £65 for 1–3 bedrooms, £75 for 4–5 bedrooms and £95 for 6–7 bedrooms. Homes with 8 or more bedrooms are priced by quote.

What you get for the price

An accredited domestic energy assessor visits the property, records its construction, insulation, heating, hot water, windows and lighting, and produces the certificate. The EPC is lodged on the government register, where anyone can view it using Find an energy certificate. It gives the property an energy efficiency rating from A to G and lists recommended improvements.

What changes the price

  • Size: more bedrooms and rooms take longer to survey.
  • Property type: very large, unusual or mixed-use buildings may need a quote.
  • Access: the assessor needs access to every room, the loft hatch where safe, the boiler and the meters.
  • Evidence: documents such as insulation or window certificates can improve accuracy, so have them ready.

Advertised starting prices in London range widely. On 27 October 2026 we found starting prices from about £33 to £89 across nine London providers' websites. A very low headline price can exclude larger homes or add charges later, so check what is included before you book.

How long an EPC lasts

An EPC is valid for 10 years. You can use the same certificate for new tenancies or a sale during that time, unless you want a new one after improvements. Check the expiry date on the register before you book.

When you need one

  • Before marketing a home for sale or rent in England and Wales.
  • Landlords must give tenants a copy at the start of a tenancy.
  • Rented homes must generally meet the minimum energy efficiency standard of E or above unless a valid exemption is registered. See GOV.UK guidance on domestic private rented property minimum energy efficiency standards.

Saving money as a landlord

If you also need a gas safety check or an EICR, book them together. Two certificates in one landlord package save 10%, and EPC, EICR and gas safety together save 15%. See landlord packages.
