How much does an EICR cost in London? Landlord price guide 2026

An Electrical Installation Condition Report (EICR) for a London flat or house usually costs between about £80 and £250, depending on how many fuse boards and circuits the property has. At London Property Compliance an EICR is £99 for one fuse board including up to 10 circuits, with £10 for each extra circuit, and £199 for two fuse boards. Properties with three or more fuse boards are priced by quote.

What an EICR covers

A qualified electrician inspects and tests the fixed electrical installation: the consumer unit (fuse board), wiring, sockets, switches, light fittings and earthing. The report records any observations using codes. C1 means danger present, C2 means potentially dangerous, and FI means further investigation is needed. A report with any of these is unsatisfactory until the work is done.

What changes the price

• Number of fuse boards and circuits: each circuit has to be tested.
• Size and layout of the property, including outbuildings.
• Access: testing needs the power switched off for periods, so tenants should be told in advance.
• Remedial work is not included in the inspection price. Any repairs are quoted separately so you can decide before work starts.

The rules for landlords in England

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:

• have the electrical installation inspected and tested by a qualified and competent person at least every 5 years;
• give a copy of the report to existing tenants within 28 days, and to new tenants before they move in;
• give a copy to the local council within 7 days if asked;
• complete any remedial work or further investigation within 28 days, or sooner if the report says so, and confirm in writing that it is done.

Councils can impose financial penalties of up to £30,000 for breaches, so keep every report and the written confirmation of repairs.
