By London Property Compliance · Updated 28 October 2026
A landlord gas safety certificate (gas safety record, often called a CP12) in London usually costs between about £60 and £120, depending on the number of gas appliances. At London Property Compliance a gas safety check is £69 for one gas meter including up to 3 appliances, with £20 for each extra appliance, and £99 for two meters. Properties with three or more meters are priced by quote.
What is checked
A Gas Safe registered engineer checks each gas appliance and flue, the gas pipework for tightness, ventilation and safety devices. They complete a gas safety record listing every appliance checked, any defects found and action taken. Always ask to see the engineer's Gas Safe ID card. You can confirm registration on the Gas Safe Register.
What changes the price
Number of appliances: boilers, gas fires, cookers and hobs are each checked.
Number of meters, for example in a converted building.
Repairs are not included. If an appliance is unsafe, the engineer will explain the risk and quote for repairs separately.
A boiler service is a different job from a gas safety check, although some engineers can do both on the same visit.
